  Description:  University Family Housing, also known as Student Family Housing and Residential Housing Ancillary, is comprised of two 21 story residential towers and a unique stock of 83-century homes in the Huron Sussex Community.  The department provides housing to student families, faculty families and long-term residential tenancies in two neighbourhoods on the St. George Campus to over 3000 adults and children.    Reporting to the Manager, Building Operations and Services, the incumbent will be responsible for identifying, scheduling and coordinating work pertaining to the building fabric of 30 & 35 Charles Street West and the Huron Sussex century homes. The position is responsible for overseeing the common areas of the residence facilities such as: mechanical, electrical, the underground parking garage, bicycle lock up areas (interior and exterior), storage rooms, laundry rooms, common spaces, the George Brown Day care Centre and their associated playgrounds, and the community playground in order to ensure that these areas are in good order, and that any identified issues or concerns are addressed. The incumbent conducts interface work in the apartments with respect to inspections, repair schedules, coordination with maintenance technicians and contractors.   The incumbent will also assist with special building projects, and attends relevant site meetings as required.  Tasks associated with special building projects consists of the following: review the building services that may be affected by projects, identifies and co-ordinates mechanical and/or electrical service shutdowns as required, communicates with residents and assists the on-site General Contractor with the flow of deliveries to the project site.   The Assistant Manager, Building Operations and Services provides qualitative and quantitative recommendations and data to assist the Manager in determining changes and modifications to the various properties and how to utilize the departmental budget with respect to capital expenditures within approved budget constraints.  The Assistant Manager is responsible for hiring, leading and managing the maintenance staff and Property Coordinators to ensure optimum operations, minimize expenses and to maximize tenant satisfaction.   The Assistant Manager will act as designate for the Manager in their absence.   Qualifications Required:   EDUCATION:

University degree or equivalent combination of education and experience in the field of Facilities Management and Maintenance.

  EXPERIENCE:

Minimum three (3) years related experience in building management and/or maintenance; a working knowledge of custodial, maintenance, safety and security practices; customer service in a diverse residential setting.  Demonstrated experience in managing maintenance budgets and performing financial analyses of alternatives. Experience with management and supervision in a unionized environment required.

  SKILLS:

Superior project management and organizational skills.  Proficient Computer skills (Microsoft Office, budget schedules, architectural software, building drawings, database management, HRIS, security equipment and access system). Experience in building operations and various building services, including mechanical & electrical services, renovations, etc. and/or has skills/experience in property management. Administrative functions – experience with Office package.  Manages own schedule, prioritizes work load, refers to supervisor when necessary. Knowledge of labour, employment standards, health & safety, and sound management practice is essential.

Superior written and verbal communication and presentation skills.   Ability to work effectively with faculty, staff, students and members of the University community at large.
